The home is set on Lake Harriet and on the edge of Beard’s Plaissance Park, the home rests on top of a hill and offers incredible lake views. With no neighbor to the north, the view is panoramic as well. This home and its location are a perfect match that recalls something more commonly seen on the coast of Maine.

The location of the home is in an ideal neighboorhood with several adjacent lake front residences featuring early twentith century architecture, picturesque landscaping and bueatiful flower gardens. It is located on the West side of Lake Harriet and on Lake Harriet Parkway which includes a single one way motor lane, bicycle and roller blade paths and a foot path all viewable and just outside the front of the house. The Lake Harriet band shell is just a few blocks to the North and is widely known for it's nightly music concerts during the summer and the historic Twin City Rapid Transit trolley ride. The Band-shell picnic area and water pump, the Roberts Bird sanctuary and the Rose Gardens are just a little further around the Lake on its North side. Just to the South is the popular Lake Harriet fishing dock and a little further is the Elf's House and continuing around the Lake are two different swimming beaches.

Lake Harriet is part of the Minneapolis Park system and is protected with the use of gas motors not allowed. The lake is maintained by the Minneapolis Park Board. The area has many summer and winter activities and is used extensively for sailing, canoeing, kayaking, fishing in the summer, and skating, cross country skiing, and fishing in the winter. There is a large anchorage for sail boats on the west side and races are held every Wednesday evening and Sundays throughout the summer. The area is used year round for several different running events including part of the Twin Cities Marathon, the Linden Hills Reindeer Run and other meets. The walking paths are used day and night and year around but parking restrictions are in effect after 10 PM and are enforced. Yet with the busy and active setting ,it is still a quiet and peaceful family friendly neighborhood with a mixture of young families and children, singles, and empty nesters.

Lake Harriet is a very healthy, clear and deep-water lake with great fishing. The lake is 335 acres in size and just under three miles in circumference. It is one of the Minneapolis' "Chain of Lakes" which were created from a deep and ancient glacial crevasse running across South Minneapolis stretching from Cedar Lake to the West and North and to Lake Nokomis on the East and South. The area has much wildlife including deer, many small animals and numerous species of birds including hawks, bald eagles, ducks, geese and many different songbirds. It is a little bit of a surprise to know that Lake Harriet is well known for Musky fishing in early spring and late fall with walleye, northern pike, bass, crappies and sunfish caught the rest of the year.

At the same time, the location is near downtown Minneapolis about a 20 minute drive by city streets. The commercial area of Linden Hills is a short walk two blocks distant with quaint and charming shops, a grocery co-op, florist, gift, book, and toy stores and some excellent restaurants all within easy walking distance. Not too much further are the antique shops at 50th and Xerxes and just a little further is the 50th and France shopping area with more shops, stores and restaurants. The famous Southdale and Galleria shopping centers are not more than 10 minutes away and even the Mall of America is close by. Many schools and churches are in the neighborhood with Minneapolis Southwest High School within walking distance due west on 46th Street. The Minneapolis freeway system is also within easy reach. Interstate 35W is to the East, the Crosstown freeway to the South with I494 further South and Highway 100 to the West.

The exterior is all new and includes: a cedar shingle roof, stained cedar siding, painted sophistry and trim-work, copper half-round gutters; and a drip-edge highlights the hand-laid river rock knee wall around the base of the home. Also added is a new round-front deck with pergola facing Lake Harriet on the first floor, and a refinished deck on the third floor.

Other outside finishes include: a newly installed brick-paver driveway, front steps of New York blue stone; and all new landscaping fully irrigated.

The windows are all-new: Pella Architect Series. Divided light with white clad exteriors and painted wood interiors. Most are double-hung tilt-packs.

The floor plan is updated with considerate balance of open and private space. Most every interior surface is new including: oak flooring; extensive painted cabinetry and millwork; and box-beamed ceilings.

This home lets the light in during the day and glows during the night. It is ideal for socializing.

Also newly installed are the plumbing, electric, duct work and mechanicals. All kitchen appliances are GE Monogram and under warranty. The washer and dryer (Askov) are on second floor and under warranty. There is an air exchanger and a 75 gallon hot water tank. All plumbing fixtures are new Kohler. Newly insulated throughout. 2+ car garage is heated and has utility sink. Low voltage throughout… nearly every room has hard-wired service for TV, computer and telephone.
